PHASE 2

Our phase 2 plans to extend the already consented Ellen Street development include:

  • 82 new homes for rent in a mix of sizes
  • 381 sqm of commercial floorspace located at ground floor on Ellen Street and Goldstone Street
  • A local Community Infrastructure Levy (CIL) payment in the region of £1,063,692
  • Significant public realm enhancements along Ellen Street, Goldstone Street and Conway Street: pavement widening, new surfacing, new pedestrian crossings, new street trees and new seating
  • A net biodiversity gain
  • A car free development promoting sustainable transport

 

PHASE 1

Phase 1 was granted permission in October 2020. It is currently under construction with completion expected in 2023.

It will provide:

  • 2,016 sqm of employment space
  • 216 homes for rent
  • 31 basement car parking spaces
  • Public realm improvements for Ellen Street

Residential

Phase 2 will provide:

  • 82 high-quality build to rent homes in a mix of sizes:
    • 8 studio flats
    • 33 1-beds
    • 14 2-beds
    • 23 2-beds
    • 4 3-beds
  • 255 sqm of external shared amenity at level 10
  • Access to podium shared amenity provided in Phase 1 (making a total of 1,810 sqm of amenity across the two phases)

 

 

Public Realm

Like Phase 1, a key benefit of this scheme is the substantial public realm improvements along Ellen Street, Goldstone Street and Conway Street. Covering land inside the site boundary as well as Highways Land, Phase 2 will provide:

  • Pavement widening
  • New surfacing
  • New pedestrian crossings
  • New street trees
  • New seating
  • A detailed design created in consultation with Brighton and Hove City Council

Commercial

Phase 2 will provide:

  • 381 sqm of commercial floorspace on Ellen Street and Goldstone Street
  • Designed to be flexible and able to be split into smaller units and/or combined with Phase units
  • Striving to achieve ‘Excellent’ BREEAM rating
  • Back of house, refuse storage, cycle storage and blue badge car parking spaces

 

Transport

Phase 2 will be a car-free development, with only blue badge spaces (for residential and commercial) and four visitor spaces provided.

  • 94 cycle spaces (90 for residential, 4 for the commercial space)
  • Access to Car Club spaces provided via Phase 1
  • On-street servicing with an additional loading bay on Conway Street
